How instructions were handled in practice

Three examples showing the instruction, the practical approach and the outcome achieved, from negotiated site clearance to rent recovery and peaceable re-entry.

Northwich · Traveller and trespasser clearance

Eight caravans leave voluntarily ahead of the agreed deadline

The instruction

UK Bailiffs were instructed following an unauthorised encampment involving eight caravans at a site in Northwich. The client reported that access had been gained by breaking through the entrance gate. Enforcement agents attended within three hours of the initial call and 1.5 hours after formal instruction, acting under common law.

The approach

The group initially refused to leave. Through careful negotiation, agents agreed a departure deadline of 3pm the following day. Before leaving, they briefed the client’s overnight security team on the situation and the agreed arrangements.

The follow-through

Agents returned the following morning to maintain a visible presence and continue engagement. All eight caravans left voluntarily by midday, three hours ahead of the agreed deadline. Agents then completed final checks and ensured the premises were secure. UK Bailiffs also supplied deterrent signage for the client to display.

Birmingham · Commercial Rent Arrears Recovery

25% paid immediately, with an agreement for the balance

The instruction

UK Bailiffs were instructed to recover commercial rent arrears at a unit in Birmingham. An enforcement agent attended after the applicable Notice of Enforcement period had expired. Staff explained that the debtor was overseas.

The approach

Staff contacted the debtor, allowing the agent to discuss the arrears directly by telephone. The debtor said that full payment was not immediately possible but offered to pay 25% straight away. The agent assessed the goods on site, took photographs and discussed the proposed payment arrangement with the client.

The arrangement

With the client’s approval, the initial 25% payment was collected and a Controlled Goods Agreement was put in place for the outstanding balance. The relevant paperwork was completed and signed, allowing the goods to remain on site at that stage.

East London · Commercial lease forfeiture

Peaceable re-entry with coordinated security and follow-up access

The instruction

UK Bailiffs were instructed to carry out a commercial lease forfeiture following ongoing rent arrears at a property in East London. Before attendance, the relevant lease clause and the landlord’s right to forfeit were checked.

The approach

An enforcement agent attended with a locksmith and shutter engineer. Cleaning staff were inside. The agent explained the situation and asked them to leave; they cooperated and left voluntarily. Peaceable re-entry then proceeded without confrontation.

Securing and documenting the property

The agent recorded a walkthrough video showing the property’s condition and contents. The locksmith changed the relevant locks and the shutter engineer reprogrammed the security shutter. Forfeiture notices were displayed, meter readings recorded and security checks completed. The client received the new keys and a detailed report, with access to the images and footage obtained.

Continued support

The following week, UK Bailiffs returned to provide supervised access on the client’s behalf, managing the former tenant’s attendance at the premises.
