We specialise in enforcement and possession services, but our value is not limited to attendance alone. We help clients understand the wider issue around an instruction and identify the appropriate next step.
Core enforcement and possession services
Each proposed instruction is assessed against the available legal route, supporting documents and operational risk.
- Commercial Rent Arrears Recovery (CRAR): recovery of qualifying commercial rent arrears, ordinarily without first obtaining a court judgment. Statutory enforcement fees are normally recoverable from the tenant under the Taking Control of Goods (Fees) Regulations 2014.
- Evictions: traveller and trespasser removal and support with qualifying excluded occupier cases, including temporary and emergency accommodation. Each instruction is assessed to confirm the occupier’s legal status and the appropriate lawful route.
- Lease forfeiture: planned peaceable re-entry where a valid right to forfeit has arisen, enabling the landlord to recover possession and bring the commercial lease to an end.
- Process serving: professional service of court and legal documents, with clear updates and appropriate evidence of service.
Where a matter falls outside our direct remit, we do not leave clients at a dead end. We help connect them quickly with a suitable trusted professional so momentum is not lost.

Built from enforcement — not marketing theory
Craig began his career in public service as a police officer with Dorset Police, developing a strong foundation in conflict management, legal procedure and frontline decision-making.
He later joined the Marston Group — one of the UK’s largest enforcement firms — where he trained and mentored over 150 enforcement agents and progressed into senior supervisory roles across Business Rates and Council Tax enforcement.
In 2018, Craig founded UK Bailiffs with a clear objective: to build a modern enforcement company focused on professionalism, responsiveness, defensible outcomes and sensible problem-solving beyond the narrow boundaries of a single instruction.
Today, UK Bailiffs is trusted by landlords, solicitors and local authorities across England and Wales — particularly on complex, sensitive or high-value matters where judgement and wider support matter.
Craig remains directly involved in operations, training and strategic oversight — helping to ensure each instruction is handled lawfully, professionally and with the wider commercial reality in mind.

What are your opening times?
Our agents are available 24 hours a day, 365 days a year, subject to legislation and operational availability.

What is a bailiff?
“Enforcement agent” has been the statutory term generally used for a bailiff since the enforcement reforms introduced in 2014, although “bailiff” remains the familiar public term.
Enforcement agents may recover sums due to creditors, including local authorities, government departments and private creditors. Depending on the authority and circumstances, they may take control of and sell a debtor’s goods to recover the amount outstanding and prescribed enforcement fees.
Do enforcement agents need qualifications?
A certificated enforcement agent normally applies to the County Court for a certificate, which generally lasts for two years. The judge must be satisfied that the applicant is a fit and proper person, has sufficient knowledge of the relevant law and procedure, and has lodged the required security.
What does taking control of goods mean?
Taking control of goods is the statutory enforcement procedure contained in Schedule 12 to the Tribunals, Courts and Enforcement Act 2007. An enforcement agent may take control of goods belonging to the debtor, subject to statutory exemptions and third-party ownership rights. If the amount outstanding remains unpaid, controlled goods may ultimately be removed and sold in accordance with the prescribed procedure.
Can anyone take control of goods?
No. Under the Tribunals, Courts and Enforcement Act 2007, a person may act as an enforcement agent only if they hold a certificate, are exempt, or act in the presence and under the direction of someone who holds a certificate or is exempt. All enforcement agents instructed by UK Bailiffs are appropriately certificated and experienced.
